Nobody wants to spend money on a driveway they don't have to. But there's a point where patching and sealing an old driveway costs more in the long run than a clean replacement. Here are the five signs we see most often in Georgia that tell us a driveway is past its prime.
1. Multiple Large or Interconnected Cracks
A single small crack can be filled and sealed. But when you have multiple cracks — especially if they form a "spiderweb" or "map cracking" pattern — the underlying slab has lost its structural integrity. Filling surface cracks while the base continues to shift is a temporary fix at best.
In Georgia, clay soil expansion and contraction is the leading cause of this pattern. Once it starts, it typically accelerates each season.
2. Significant Sinking or Heaving
If sections of your driveway have sunk, lifted, or created trip hazards, the base beneath the slab has failed. This can sometimes be addressed with mudjacking (foam lifting), but when the base has eroded extensively or the slab is crumbling at the edges, replacement is the right call.
3. Widespread Spalling or Surface Scaling
Spalling is when the surface layer of concrete flakes or pops off, exposing the aggregate beneath. It's often caused by water penetration, poor original finishing, or aging. Light spalling can be resurfaced, but heavy or widespread spalling means the concrete surface itself is deteriorating — resurfacing won't last.
4. Drainage Problems Caused by the Driveway
As concrete settles unevenly over years, it can create low spots that pool water — directing runoff toward your home's foundation or causing icing in winter. If the driveway's slope has fundamentally changed due to settling, the only true fix is replacement with proper grading.
5. It's 25+ Years Old
A well-installed concrete driveway in Georgia lasts 25–35 years. After that, even a driveway that looks okay has usually lost significant structural integrity. Proactive replacement before it fails completely is almost always cheaper than emergency repair of a fully deteriorated slab.
Rule of thumb: If repair costs exceed 50% of replacement cost, replace it. You'll spend the same money but start the 30-year clock over again.
